To maintain the aesthetic standards the ACC performs regular drive and walk-throughs to provide guidance to homeowners on any maintenance issues that need attention. We do not accept the philosophy of “build, then ask for forgiveness”.
All Home Improvement Projects require pre-approval by the ACC. Submit an ACC application for review 30 days in advance to avoid “re-do” costs. Examples: Painting, new roof, grading, landscaping, fences, patios, sport courts, walls, decks, sheds or home modifications.
Common Violations
It is all of our responsibility to maintain an attractive, appealing and uniform appearance in our neighborhood. Our CC&Rs were established to help achieve this. With this in mind, there are some consistent issues that we need to remind ourselves to correct or abide by on an ongoing basis. Some of these consistent issues are, but not limited to, the following:
- Garbage/Recycling Containers – All containers must be stored in an area not viewable from the street. Containers must be removed from the street within 24 hours of collection.
- Sports Equipment – Equipment, such as basketball hoops, bicycles, nets, and the like may not be stored outside (viewable from the street) overnight or impede traffic on City streets
- Commercial Vehicles – Any vehicle used for commercial purposes (work trucks/vans, heavy equipment, etc.) or those with commercial labels, stickers or other markings are not allowed to be parked in the neighborhood. Any vehicle fitting this criteria must be stored in a garage or off-site.
- Landscaping – Lots must be maintained, including weeding, mowing, and general upkeep, including watering grass and strips.
- Hedges – Front yard hedges are to be maintained at a height no greater than 6 feet.
- Trees – Trees planted by the property owner shall not restrict corridor views of neighboring properties primarily Mt. Rainier. View corridors and tree issues are reviewed on a case-by-case basis.
